Loans available in MD, VA, DC, DE, WV & PA. There is a non-refundable loan application fee of $50. Conforming loans are amounts less than or equal to $417,000. The Housing and Economic Recovery Act of 2008 (HERA), established a “high-cost” area loan limit for High-Balance loans. High-balance loans are loans with the loan amounts between $417,000 and $625,500 and are called Super Conforming loans. The American Recovery and Reinvestment Act (ARRA) has temporarily increased the Super Conforming loan amount to $729,750. Jumbo loans are loans greater than $729,750 depending on location. To determine if a loan is a Super Conforming loan or a Jumbo loan go to the link below and enter subject property location: https://entp.hud.gov/idapp/html/hicostlook.cfm This link will determine the maximum loan amount for a Super Conforming loan. Super Conforming loans, 1 and 3/1 ARM not available. APR is based on $180,000 loan amount and $225,000 purchase price for the conforming loan amount. . APR is based on $500,000 loan amount and $625,000 purchase price for the Super Conforming loan amount. APR is based on $750,000 loan amount and $1,075,000 purchase price for a Jumbo loan amount.

Rate lock in can only be given by Mortgage Services Department authorized personnel and is subject to written verification and mortgage loan approval.
Rate lock in requires the following: Completed and signed loan application package (form 1003), Signed authorization letter and $50 application fee. For purchases a ratified sales contract with all addendums in addition to the previously identified items is required to lock in a rate.
Rates quoted are for 30-day lock in unless otherwise noted; see rate lock in confirmation for additional conditions and restrictions. A rate lock in is the base rate in effect for a specific date. Additional LPA’s (Loan Pricing Adjustments) may apply depending upon loan characteristics which can not be determined until a loan is underwritten and an appraisal has been completed. These LPA’s will be added to the locked base rate.
Rates quoted are base rates. Rates quoted are for purchases and no cash out refinances with credit scores equal to or greater than 740 and an LTV 60% or less on a single family stand alone house. LTV’s greater than 60% and credit scores of less than 740 are subject to additional fees, points and an increase in the rate.
